We were looking at several multi-state trips back and forth just to get the house listed. From the moment we first met Brian at the house, he filled us with confidence in his knowledge of the market along with his rolodex of contacts to help address the repairs that needed to be done to the home. Not only did Brian arrange the repairs that were needed, but he also had pre-inspection of the roof completed which was shared with potential buyers. Brian's pricing strategy worked well in the market we were in which resulted in multiple above price offers. The buyer we selected unfortunately had difficulties securing financing even though they provided ample documentation; however, Brian effectively managed the situation, and we moved on from those buyers and promptly relisted the house. Within days of relisting, we received a new offer and were able to successfully close on the house. This was not a straightforward listing, and we couldn’t imagine using another realtor and getting the same outcomes that we got with Brian. Brian is a friendly, understanding, well-connected, and knowledgeable real estate agent. His negotiations with the other agents were firm but fair. He took the time to educate us on the unique issues that arose with escrow funds and other issues that were new to us. Brian with Black Oak Realty impressed us from the first meeting we had with him. He is very knowledgeable of the market place and brought documentation to this first meeting which helped us make the decision to go with him. He listens to your concerns and helps to guide you along the process. He always responds in a timely manner when you are trying to communicate with him. Our house had some special issues and Brian went above and beyond to deal with these issues and get the house sold. We actually had moved out of state so we had to turn our keys over to Brian and he helped to oversee the house since we were now living out of state. Our home was 20 years old and had not been remodeled or brought up to date which made it a challenge to sell. Brian stepped up to this challenge and did a great job getting it sold. We highly recommend him.

If you want an agent who works hard for you, has a professional demeanor, keeps you in the loop about your listing and sale and will work hard for you, then Brian Dane is your agent. Brian came highly recommended by a neighbor so we decided to do an interview. Immediately after meeting Brian, my sister and I knew we had found the right guy to help us sell my father’s home. Brian does his homework and he came with a good list of comps, an excellent marketing plan and he was driven to make this emotionally difficult trust sale easy on my sister and myself. Brian knew exactly what to do and helped us every step of the way on this less than conventional sale. We got updates after ever open house and he kept us in the loop from start to finish. His marketing strategy was excellent and he found us a buyer within two weeks and the house closed and funded three weeks later. It could not have been a more seamless experience. Brian was wonderful! We lost our home during the recession and were nervous to buy again. We met Brian and discussed our concerns and goals and he was able to meet those perfectly. He never pushed us, and always made sure to mention our goals when we were making a plan to look at homes. We found a home that we liked quickly and Brian was able to guide us through the home buying process with ease, he has a lot of experience and knows exactly what to do to make your offer look desirable to the seller. Our first offer was accepted and we just received our keys! There is no way this process would have gone as smoothly without Brian. And we were so fortunate to feel comfortable with our decision because of Brian’s help and guidance. Brian is very in tune with market conditions and gives it to you straight. He works hard to market your home and helps you through the whole process. He sets real expectations and delivers real results. I can't recommend him more. I don't know why you would use anyone else. He sold my home in 1 day at full price. He actively guided it through closing, getting me paid in 3 weeks from listing. Outstanding!!
