My husband and I just purchased our very first home with Ed's help! Our home buying experience was - dare I say - easy! Ed was very helpful and knowledgeable about the Livermore area. He knew school zones, rough neighborhood ages and any need to know information (e.g. located in the flight path, backs up to the trains, etc.). He was also thoughtful in pointing out anything he noticed about the house, neighborhood or neighbors upon our arrival. Ed is very responsive and was always available to answer my MANY, MANY questions or take me out to see a house on a whim. Once we were in contract on a house, Ed helped us through the entire process. He set up our inspections and stayed with us while they were done. He was a great liaison between our family and the sellers agent. He even showed up at our signing just to make sure everything went smoothly, & hand delivered our new house keys once we closed! Ed was referred to our family by a family friend in the title business. While, there are probably at least 100 Realtors she could have picked, she recommended him. He did not disappoint. He understood the need for patience with my mother, who after living in her home for 45 years due to health had to move and sell. He worked quickly to get our home staged and guilded us to a realistic listing price, which then resulted in the sale. I think what stood out the most was how great he was about communication(which when your selling a home is key to the process), his warm professional demeanor, and delivery of the process, from start to finish. Ed is very good at reading what you want and then getting it for you. He actually listens to what you tell him and then grounds you in reality based on his experience. He gave us great advice on 1. The listing price - presenting us with all the relative neighborhood comparables and advising us on a pricing strategy that worked out very well. 2. Gave us a good list of "fix up" jobs that would enable a sale without overspending ( which was partially based on his recommended inspection reports). 3. What to do with a pre listing offer that was very tempting but in his opinion low (he was correct). 4. Advised us about which inspection items needed action and which could wait (once again upon closing I see his advice was good). 5. When presented with offers he clarified the finer points of each offer and how to counter appropriately. Once again, I was very pleased with how his input paid off. 6. Courteous and friendly and very professional. Knows his business very well.

Ed was a fantastic realtor to work with. He helped us sell our home and purchase our new home. We were very anxious about the home selling process and were not sure if/for how much we could sell for. Ed sold our house after we moved. If you can manage it, that is by far the best thing to do. Ed picked an excellent stager, had the house in great shape, and held two open houses and a broker's open. A week after we put the house on the market we got six offers. Ed analyzed all the offers so that we could see the pros and cons of each one. After the sale, Ed shepherded the escrow to a successful conclusion. When Ed proposed a sale price, I was of course very uncertain. I decided to trust his judgment and was richly rewarded (literally). When someone made a good offer before the "receive offers" date that he'd set, he carefully explained his ethical obligations and was appropriately neutral in helping me decide. We decided to wait; it could have been wrong but it turned out to be right. Ed is really easy to communicate with and prompt to reply to calls or emails. My advice is, choose Ed, and then listen to him. Certainly in our case he paid for himself and the other agent too.
