Foreclosure, appraiser, WIN
All we can say is damn they move fast. We were driving around and randomly came across this property. It needed some love and a lot of rehab. It was a foreclosure, so the banks like to play games. Matt got us in the property on day 1 and after a few hundred phone calls, he got a hold of THE person who makes the decisions. He negotiated on our behalf and got us under contract for $20k under the list price. We closed 26 days later, everything worked out perfectly. Matt was extremely open with us about what is going on and when to expect certain items.
Matt was so proud of himself when he fought/questioned the appraiser (he came in under the contract price). So Matt sent him an explanation of why the appraiser was wrong. They do not like being told they are wrong, so it was looking like it was going to be a touch battle to win. Thankfully, Matt won and we got to relax and flip our new house.
