Charles Sparks was extremely responsive, professional, patient and easy to work with. He was able to accomodate my schedule (responding and meeting outside of my work hours). He is flexible on contract details with regards to what items you may want to manage verses he manage (e.g. who handles the cleaning or staging). He is knowledgable in the real estate industry in Northern Colorado. I would definitely recommend him as a Seller's Agent.

This is the second property that Charles has helped us sell! With both properties Charles has been professional and provided great service to us. Once we had the properties ready Charles took care of the rest, arranging photos, listing the property, and setting it up on the Showing Time app. We got an offer very quickly and Charles helped the closing proceed on time. This was my fourth transaction with Kimberley - in the past she has helped me purchase and sell a condo, as well as purchase my current home. She is great about giving her advice and opinion, but ultimately leaving decisions up to her client - that's one of many qualities I love about working with her. This particular transaction was hard - my elderly father suffers from dementia and we needed to move him in with us and sell his home. There was SO much work to be done to get the home ready for sale, as my father had lived there over 20 years, the last 10 by himself while in declining health. Kimberley went above and beyond for me on this sale. She helped us find an inspector to identify potential issues with the home, then assisted with hiring tradespeople to perform repairs (concrete, plumbing, electrical). The house - which is in a great location and on a terrific lot but needs some updating - was on the market less than 3 weeks, and sold for what we asked for. Negotiation on the little things went smoothly, though Kimberley might have had to deal with a slightly overly emotional seller (me) a few times. (She handled me with patience and class.) Working with Kimberley over the last several years as I have, it has become like working with a trusted friend.

We embarked on a 4 month journey with Charles to find us a home that would fit our growing family. It was a perfect fit from the start - he understood just what we were looking for and got right to work. We looked at a lot of homes and Charles was very patient with us the whole time and always sent us more listings as soon as they came to market. When we finally found the one, (thanks to Charles knowing of some new construction properties that would be coming to market before even hitting the market) the process could not have been simpler, and we closed in 3 weeks from the day we saw it. He was in constant communication with us the whole time, every step of the way and made this home buying process non-stressful and super easy! It’s my first time working with Charles and his team. As a first time home buyer, and new to the local market, it was really helpful to have a realtor with great understanding of the local market. He gave great advise and helped keep everything on track. He’s very knowledgeable about the contract, how to negotiate with the seller for closing fee and some other associated fees. I appreciate the honesty and forward communication from Charles. The contractors he recommended did a thorough job. Charles also have in mind the criteria of the house we set out to achieve. Overall, Charles and his team were very pleasant to work with, great listeners and bring the transaction to the finish line.
