Garth has been a fantastic agent to work with! As a first-time home buyer I was very uncertain of how the process went, what to look or watch out for, who to contact, or even some more basic items of home ownership. Garth was very patient with my many questions, and offered detailed explanations for both the home-buying as well as home-owning queries. He was very responsive (we primarily communicated through text, though also calls and email), and was quick and clear to get me any forms or documents that needed signing. Garth also worked behind the scenes a bit with some of the other involved parties (lender, insurance agent) to get some of the info they needed (regarding HOA, etc) and left me with less to worry about. During home visits he was very active in pointing out things, both good and bad, as well as generally informative notes. As some examples, he pointed out a few things I missed in cases, such as a crack on a window (behind the blinds so harder to see), or damage to a door frame that looks to have been caused by a pull up bar he spied in the closet behind us. On the positive/informative side he noted things like the distilled vinegar near the AC line and helped me understand the reason and importance of that and that it was a good sign as far as house upkeep from seller. As far as price negotiation, Garth did help lookup neighboring similar recent sales to help ballpark a current expected value, but did seem to prefer a slightly more hands-off approach in the actual making of the offer - my impression was that he was willing to help the buyer understand how the price ranked in the current market, but he didn't want to influence the specific emotion of how invested a buyer might feel towards a certain house by being more or less aggressive in offers. Garth did help post-price negotiation in helping for instance put in the contract that I keep the fridge/washer/dryer. Overall happy with my experience and would recommend Garth again in the future!
