Matt made buying our new home and selling our house extremely easy. His knowledge of the area was amazing. Not only did he handle the sell and buy, but also lined up the general contractors to take care of any "fixes" necessary as well as bringing in a home inspection company that did a great job. David was our agent for the purchase of our townhouse in Roswell. We wanted to stay where we were, because we love the school district we are in already. He was great at helping to shape our plans for renovation, and even STILL continues to give great advice on the remodel (even though we closed on our home last month). He led us to a GREAT mortgage broker, who saved us a ton of money at closing, AND on our monthly note! Simply put, you can trust him to do a great job, and to serve you well! HE CARES! I stand by my rating. They told me they were 'experts' in dealing with my type of situation. They told me they were 'experts' in my community. And I believed them. And I'm really sorry I did. Their suggested list price, the all important initial asking price, the price designed to get an offer in 10 days, was $325,000. The final sales price was $269,000. Do the math. These experts missed the market value by 17%. If I told you I could sell 100 of your fresh made cakes and only sold 82, you would fire me. You don't miss the market value of a home by 17% and get to call yourself an 'expert. Also, they strongly advised that I pay the buyer $6000 in closing costs. I pressed them on this issue and they held firm. Keep in mind, the agents get their commission based on the 'sales' price. Closing costs paid by the seller is just a discount to the buyer that does not affect the agent's commission. And get this, this buyer had a 20% down payment!! Also, their lack of due diligence turned a potential 6 figure gain into a 5 figure loss for me. When I complained about having to bring $5000 to closing, when I had expected to profit from the sale, their response was that I would be held liable to the seller and both agents if I didn't write the check. At the 11th hour I asked them to take a discount on their commission and they refused. I feel like these guys trapped me in a bad dead and, instead of putting their reputation first, they cared more about their commission. Lastly, please know that, in GA, a relatively new law was passed by our wonderful legislature, and signed by our wonderful governor, that essentially is a 'get-out-of-jail-free' card for these real estate agents and brokers. These agents have no fiduciary duty to you. And the real estate agent lobby in GA is more powerful than you, your parents, your neighbors and your loved ones. Be very careful!
