Purchasing a new property is always somewhat stressful. Purchasing site unseen at a location 1200 miles from home is extremely stressful. Those statements are true unless you have an agent like Patti Koedatich. Then again there is only one Patti, and I was so fortunate to have her as our agent throughout our purchase. She knows first hand how stressful buying site unseen is. She has purchased herself 3 times this way. With that level of understanding she guided us through the process every step of the way. She located properties and went through them for us. Giving us detailed reports and always gave us honest opinions. One such property was beautiful, but she steered us away because of location. She helped us craft offers that were fair in a sellers market, and even let us know when I was too aggressive. In the end we found our property quickly. She put us in touch with a lender, insurance agent, and property inspector all of them extremely competent and helpful. Patti worked with the sellers agent to fix several items in the property that the inspector noted that would have otherwise remained unseen. We will close on this property in 2 days, and I know that without Patti this would not have been possible. She has been available for us 24/7 by text, email, and phone. There simply aren’t enough superlatives to describe Patti Koedatich. I do know that you will not find anyone that will work harder or care more than she does for her clients. We were so fortunate to find her, and if you are looking for an agent your search is over. Patti is that individual. One more thing. Aside from being the best in her field she is a terrific person. Patti was very knowledgeable and very truthful, she was not just trying to make a sale but she truly cares and gave pros and cons. When we found our property, we had doubt, but Patti put it into perspective and let us make our decisions without pushing it. She was the best and would recommend her and would definitely use her again if the opportunity arise.

Patti immediately developed a connection with my wife and her ideas of the perfect home. Patti was extremely attentive to items that were wanted in a home and items that were not wanted. It was all in the details and Patti was attentive to this area. She worked to negotiate both for us the buyer, but also to ensure as a buyer the effective negotiations that could be pursued in our purchase. Patti was patient but also aggressive when the situation required that approached. Very Situationally Aware. Without Patti’s assistance, my wife and I would have been in a situation to continue to rent a property. Patti helped me turn a very stressful situation into a pleasant, worry -free process. I had originally sold my home through FSBO and it fell through at the last minute (just in time for the buyer to get their deposit back). I had already secured and been paying for a rental, and I had put a deposit down on a condo for my stepson. I met Patti three days later and in less than 2 weeks I had accepted a new offer (FOR $35k MORE). My stress was gone. The new buyers asked for a lot of nuisance repairs and Patti and her team took care of nearly all of them herself. Everything closed on time and without any heartache. Thank you Patti !!!

I would like to share an experience I had with a real estate agent named Patti Koedatich. She is affiliated with Illustrated Properties (Cell: 917-922-9449). She came highly recommended and so we gave her the listing to sell our home. It was in the community of Vitalia, located in the Tradition Area of Port St. Lucie, FL. We were under contract with GL Homes to build a new home in their nearby community called Valencia Cay. My husband and I have been involved in many real estate transactions over the past years. I must say, she is by far the best realtor we have ever dealt with. Our experience has been that many, not all, realtors only want to get listings and will not put the effort involved into getting your home sold. If different realtor sells the home, the listing agent still gets part of the commission without putting in the work. These same realtors suggest listing your home at a very high price in order to get your business. This is only a ploy. When there have been no takers, they then suggest you lower your price. Instead, Patti Koedatich suggested we get an appraisal so that a realistic price could be set. Besides fulfilling her fiduciary responsibility to us as a realtor, she was extremely helpful in resolving the other stressful aspects of moving and in getting situated in our newly-built home. She didn't have to do this. She always accepted my phone calls and/or returned my calls promptly if I had to leave a message. She was always there when I needed her. She stayed on top of everything. She also happens to be a very nice and caring individual.

Patti was warm and welcoming from day #1. She made every effort to coordinate and consolidate home viewings that best fit our busy schedule. She listened to our wishes and was never pushy. She knows practically everyone and got us the information we needed as well as answers to our unending questions. Patti is definitely a wealth of knowledge!
