The owner asked $380K for the house that we wanted to buy and din't want to bargain down the price. Albina did us a great favor (given that she was not getting anything in the case we buy that house) - she had done a market estimate for the house that turned out to be $351K. Although no appraisal was done at the time, the owner agreed to drop the price to $350K based on the assessment of the market made by Albina.
