•Due to personal reasons, we decided to sell our Winter Retreat after 33 years of wonderful memories. We reach out to three Real Estate Brokers who had a good track record (background) selling condos in Highland Beach. We were extremely pleased in working with Geoff Braboy. As a former military veteran, I immediately felt comfortable in his style, structure and disciple. He was a veteran in the Marine Corps. We gave strict instructions to Geoff that he had to complied with: No contingencies; since we had a recent Inspection of the condo that was available with any potential Buyer (the seller’s inspection was wavered); the sale had to take place in 2022 (we closed on December 19, 2022). Geoff received his marching orders. Everyone wants to receive the highest price that their home is worth. Much had to be based on current sales of condos in the buildings as close as possible to our building. Villa Magna was our best comparison. So we sat with Geoff based on recent sales, pending sales and presently on the market. I wanted the value of sales price to square footage…thus determining an Ask Price. If we has to reduce the price…the protocols had to be satisfied by the Seller. We felt the selling price with the Conditions outlined above, will likely determine the Sale. In 9 days with 8 showings, Geoff had a Buyer with a binding deposit to close in 2022. The Buyers are a lovely couple living in our building. Highlands Place has 44 condos and at the time no condos were on the market. The Closing since needed party were present. Credit has to be given to the Realtor Agent, Geoff Braboy who saw that all documents had to signed remotely. He engaged a Title Agency firm that was wonderful to work with.
