Overview

CIRCA 1725 ... This spectacular home, located only an hour from Philadelphia, is situated on over an acre and dates back to circa 1725. It stands proudly amongst hundreds of acres of preserved farmland and the 4000 acre Bayside (Caviar) preservation tract in historic Greenwich. With its front facade of Flemish brickwork, period front doors and quaint mid 1800s addition, it is a delight to look upon. Known as the John Ware House, it was impeccably restored in 1997, and the final addition built. The home boasts almost 3000 square feet, gorgeous wide plank pine flooring throughout and a 3-zoned heating system installed in 2021. The main structure has a formal living area on the ground floor and main bedroom suite upstairs. The living room has a functioning wood burning fireplace and built-in cabinetry, which provides plenty of space for books and collectibles. Across the room from it stands the magnificent oversized, original fireplace, once the dining/cooking area back in the day. Standing in front of this fireplace, one can only imagine the history - if only the home could talk. From here the stairs lead to the main bedroom suite. First is the sitting room with its own fireplace, shelving and closet. The hallway, with another oversized closet, leads to the main bedroom. This room has a functioning wood burning fireplace and 2 two nice sized closets. The main bath, nestled between these rooms, is updated with its own tub/shower. Heading back downstairs there is a nice sized sunroom with a screened in porch. The views of open farmland and mature trees from these rooms are breathtaking. Moving on to the mid 1800s two story section, is the dining room. With its two windows and impressive Dutch door, it is light and airy and certainly makes a striking statement. The dining room has the 5th and final historic fireplace. Smaller in size and no longer in use, it once was the area for a functioning woodstove after the 1997 restoration. Off the dining room is an additional living/family area. The freestanding, cast iron propane stove makes this a nice and cozy sitting room during the cooler months. With a full bath, office/utility room (possibility of another bedroom) and a separate entrance... there are immense possibilities for this area on its own. Upstairs is a nice sized bedroom that is big enough for two queen beds. There is also another smaller room currently being used as a walk in closet. Downstairs, in the final 1997 addition, is the eat-in kitchen. Nicely sized and with the same historic feel as the rest of the home, one finds it hard to believe it's a recent addition. Heading out the kitchen door, the yard has established vegetable gardens including a perennial asparagus bed and blueberry bushes. There is also a L shaped barn at the rear of the property. With tons of potential, this building could be used for many purposes. On the east wing of the structure is the owned, south facing solar panel system. Installed in 2016, it reduces the electric bill to less than $150.00 a year. It also generates an annual cash income from the electric company of about $1500.00 a year. Walking around the exterior of the property you get more glimpses of the fine brickwork and features the home offers. And of course let's not forget the spectacular open farmland views that surrounds the entire property. For the outdoor enthusiasts, there is hunting, fishing, crabbing, kayaking, bird watching, etc. Hancocks Harbor, which is a couple minutes away, provides the ability to have a boat with direct access to the Delaware Bay or to grab a bite to eat, and maybe a cocktail or two, at the Bait Box Restaurant. This is relaxation at its best... but with Verizon FIOS service, it provides communication, entertainment and the work from home option
