Candice was outstanding to work with and I would recommend her without hesitation. She recently helped me sell a property that had been my father’s home for over 20 years. The property was somewhat unique — a 30-year-old rural home on five acres that also included two large commercial buildings. Because of the niche nature of the property and the relatively slow movement in the area at the time of listing, I expected the process to take quite a while. Candice approached it with a thoughtful strategy and a lot of persistence. The house and buildings were also completely full of belongings, which added another layer of complexity. Candice helped identify and coordinate an estate sale company that was able not only to conduct the sale but also to remove the remaining personal property afterward. That alone made a huge difference in making the property ready to show. Since I live out of state, I couldn’t be there regularly to manage details. Candice and her husband went above and beyond by helping with small maintenance items and keeping things moving forward while I worked through a long list of improvements to enhance the property’s marketability. Their willingness to step in when needed kept the process from stalling. Despite the unique nature of the property and the market conditions, the house was under contract within the first month. That outcome really speaks to Candice’s professionalism, preparation, and understanding of the local market. Overall, the experience was very positive and I’m grateful for the effort Candice put into making a complicated sale go smoothly. Let me start by saying I rarely post reviews of any kind. That said, I feel compelled to in this case because if anyone deserves a Five-Star recommendation, it’s Nancy Caggia. I came to our first meeting loaded with 1,000 Questions about the Raleigh-Durham area. Not only did Nancy answer every question in remarkable detail, she happily indulged another 1,000 or so follow-up questions I had for her in the ensuing weeks. To say, “She knows every neighborhood in Raleigh" would be a gross understatement. It would be more accurate to say that she knows every street... every house... every school... every shopping center… every park bench, light post, stop sign and bike trail… But that’s not all. I should also tell you that I was a terrible Client! My search parameters were awful and I got quite used to sending Nancy last-minute texts in the middle of the night. Most agents would’ve been irritated but Nancy responded quickly and accurately, each and every time. We covered more ground, faster and more efficiently than I would have with any other realtor. Don’t waste your time looking for answers here and there. (The Internet is the worst.) If you’re considering a move to Raleigh, just call Nancy Caggia. She has all the information you'll need to make the big decision. And she gives it to you straight. Rachael is hands down One the top realtors in this area. My husband and I are both military and work on Ft Bragg. We were under contract when we found out it was necessary to locate a home in a different area to make our commute easier.
