I was not comfortable with this approach and we eventually settled on another price. A townhouse with the exact same floorplan and no updates (flooring, appliances, paint, etc.) about a block away was listed higher and sold for more than our unit. That listing was public several weeks prior to our listing. The agent had a family emergency that prevented him from providing service to us during the process.
