James was a phenomenal agent, representing us in the sale of our home. He was very thorough going through our home, making recommendations on where to spend money and time to prepare the home for sale. He was diligent in finding comps and explaining whatprice he believed we should list our house. We discussed strategies for pricing to increase our potential buyers market. He was very familiar with our larger neighborhood and our style of house. He kept us updated as we went through the process and had a great marketing plan to increase interest in the house. When we did go live with the listing, James gave us great suggestions for how we should entertain offers and whether or not we should set a deadline. When offers started to come in, he broke them down to make them easy for us to understand them. He went through and let us know which offers were stronger than others and WHY they were stronger or weaker. James was incredibly patient and took the time to explain things whenever we had questions. He was able to negotiate a very favorable rent back for us, since the house sold much quicker (and for over asking price) than we anticipated! He was very calm and reassuring through the whole process. He was amazing helping us navigate the emotions of selling our family home, where we raised our children. There were some hiccups from the buyers during the process, not at all due to anything that James missed, but he gave us great guidance on what we legally could do, as well as giving us some guidance on what he believed was the morally right thing to do. After the sale of the home, James continued to check on us and encourage us. We could not have asked for a better agent and STRONGLY recommend James. In fact, we have a family member who was so impressed with our experience that they hired James to sell their condo as well. You will not regret hiring James. Barb McPhail was so helpful throughout the entire process of purchasing our home, giving us the support we needed to make decisions along the way with confidence. Our situation included a long-distance move with only one of us on-site looking at houses in person with her, and she was so thoughtful in helping us through that difficult situation. She was supportive from the beginning of our home purchase journey while we learned about our mortgage options, there along the way as we chose homes to view including pointing out things to look for and asking questions on our behalf, and then when we finally found a home we wanted to purchase she helped us make the offer and guided us through the inspection and closing processes including some septic system issues the seller ended up resolving.
