She coordinated repair quotes, insurance quotes, and pestered my lender to move the process forward. She advised me on repairs she thought I should require from the Seller, even when she knew it might sink the deal or threaten her commission. For example, after she dug through all the inspection reports, she advised me to ask the Seller to fully replace the home’s HVAC system. This was a $20K ask of the Seller, but she explained to me why it was in my best interest and convinced me to make it, knowing it might mean we would need to walk away from the deal if the Seller refused. She fought hard for the HVAC concession, and she got it. I closed on my new home faster than I ever have before—it was just five weeks from my first tour to when I closed on the house.
