William provided excellent service while under time pressure. I was renting a place for $5000/month dollars. Everything was going fine until the landlord raised the rent to 6200 which I could not afford. This left me 60 days to find a new living situation. After deciding that it was time to buy, I found William on another property listing and interviewed him with my parents and decided to go with him based on his knowledge of the market and him providing realistic expectations. He put me on plan of getting me pre approved first from a lender and once that happened we went looking for a property. William provided excellent service by picking me up on time and taking care of the scheduling for seeing places. I only had to show up which was nice. We found one property that I liked for 800K. Against his realistic advice I offered below market at $750K and did not get the property. On the next property we saw the list price was $780K. After a detailed comps analysis that William put together he suggested I offer $780K(my budget was $800K) which seemed fair which I did. The seller than countered $825K. William using his negotiating skills believed that this offer was not entirely credible and that the property was not worth that and that I should not pay that. Therefore, after in depth discussion we offered $790K and got the property. William essentially was right on the money on this one and I got a great condo in nob hill. After hearing horror stories of people taking 6 months to find a place William found me a place that had everything I needed quickly and at market price. I would therefore highly recommend William for you real estate needs.
