I've worked with Wil on multiple occasions. Working with him is a pleasure and a true partnership. He's a great listener who pays close attention to detail and provides sound advice. Due to his experience and knowledge, he'll provide many different perspectives. In this particular transaction, the property was a rental, which he had been managing for me. He managed this property for several years. He took care of everything, and the property always had a tenant. The process was completely seamless. One day, I was wondering if it made sense to sell the property, so I gave Wil a call. We talked about it, and he made me aware of the "2-out-5 year rule" on capital gains tax. Basically, if you fall within these time ranges, you don't pay capital gains tax (if profit is <250K). Turns out I was just a few months away from missing this window. My tenant was looking to get out of the contract early and Wil worked everything out. In just a few weeks, he prepped the house and put it on the market. That same day, we had about 20 showings and 3 offers. After he thoroughly researched the potential buyers, we accepted an offer. In about 30 days we closed on the house and sold it for more than the listing price! Wil guided me every step of the way. He always looked out for my best interest and provided invaluable guidance during the negotiation process.
