I especially was impressed with Wayne's presentation when we were considering realtors. His prepared books and recollections of our parents, along with his track record in West Haven helped us make the decision. It was a difficult one for me, because the other one was a friend of mine and she suggested a higher price for the home we loved and saw through rose colored glasses. During the process, I also appreciated when Wayne answered questions quickly and understood that this was the first time I had been through this. For example, I didn’t realize that after the inspection, we could refuse to do some of the items. The second inspection helped me learn that critical factor. There might have been a tad more guidance with the first inspection. His being present for the asbestos estimates was also helpful and allowed me to stay in work. Having missed time in September, I was grateful to stay with my students. As to negotiations, there really weren't any. We put the house on the market for what he suggested. The two buyers were close or at asking price, we said yes. There should be an N/A option for accuracy. Today the house is sold. It went on the market the first week of May and closed July 20th. We had two offers within days of being on the market, proving it was priced correctly. I had a plumber come in while the sign was outside the house and he said, "Wayne can sell a house anywhere in West Haven." That says it all.
