Vivian Sweatt is exactly the type of realtor you didn't know you need. I only wish we had found her sooner! She knows the market, she knows real estate, and she even has a contractor license, so she knows about repairs, which when you're looking at existing homes vs new builds and you're on a budget, this is vital information. Our inspection on the house we were under contract to purchase showed the roof needed to be replaced. She immediately called up a roofing company to get us an estimate to present to the sellers. She didn't ask, but she knew the seller would want a real quote, not just us saying "knock $xxxxx off the price." Vivian is down to earth and a genuinely nice person, but she can be fierce when you need her to be! In short, EXACTLY the type of realtor you want in your corner. Communication is seamless and if you aren't getting an immediate response, just wait a few minutes, because it's coming! She is transparent... rather she will blind copy you on every email. She'll send you screen shots of her conversations with other realtors. And most importantly, she's got your back. When you are her client, you matter. Whether your budget is 250k or 750k, you get the same awesome service. Which leads me to the next thing that makes Vivian Sweatt realty a cut above the rest.... when you buy a house, she loans you a moving truck and moving crates to use. When you sell a house, she arranges to have professional photos taken, complete with a floor plan and measurements. (and no she didn't ask me to pay extra for that!) She has your house professionally cleaned. If you need yard work, she has a landscape company on standby. Open houses the first week you're on the market are the norm, not something that happens when your house has been listed for 6 months and still hasn't sold. When your house closes and you're out of town, she deposits your proceeds in your bank. Above and beyond. That's what you get with Vivian Sweatt.
