We successfully purchased this home ahead of the pending foreclosure auction, paid off the lender and provided a financial pathway to downsize the estate of the seller. What followed was a major renovation, new kitchen, additional bathroom and complete interior and exterior and landscape overhaul. Velma started marketing in the last month of our renovation project and brought a series of well-qualified buyers to the open house. After weeks of sunshine and blue skies, the rains came on Sunday morning, just hours before open house. The rains had really started coming down by the time she opened the doors. None of this mattered since more than half of the attendees were pre-qualified buyers Velma had already screened. They came to tour and make an offer, and they did. The sale of this property marked the high-bar price for the neighborhood, 20% more than our original listing price. Velma told me about 3 months later the new homeowner had settled in and intended to never leave.

As we completed a thorough refresh on this 2/1 condo, Velma began her campaign. This condo is not in the best neighborhood nor is it in our core service area. Velma presented 3 candidate buyers, help prequalify the best one and worked hand in hand with the buyer to a successful transaction closing, for more than our asking price. Before I put my home in the market, I have searched for a real estate agent for nearly two months. I was hesitant to sell my house because I have had bad experience with real estate agents in the past. My prior two homes in the past took a few attempts in the market to finally sell. I placed my first home in the market in early March of 2008. I finally sold my home in a little more than two months due to the agent not knowing the area and the lack of exposure. I paid a full commission hoping that I would get a much better agent and sell my home faster. It appeared to me that it did not help because I took my home off the market after four weeks.
