Selling our family home as part of retirement downsizing

Selling our family home was the final task of our downsizing. We had already purchased a home in a 55+ community. so a quick sale of our family home was important to pay off bridge financing. Tom Beck sold our family home quickly yielding multiple offer all above asking price with only one open house. We thought we would need a "neighborhood expert" to sell our family home. While Tom was an expert in purchasing in our new 55+ community home, we were not sure he was the best choice. Tom stated he had experience selling many homes for customers that bought 55+ home. He explained that neighborhood specialists matters more for BUYERS than SELLERS which is more about market pricing based on comps and proper marketing and staging. He was absolutely right. Tom developed a project timeline to sell our home with clearly defined milestones. We had very candid conversations on pricing staging requirements. Tom explained sellers often value their home based on emotion rather than market as well as resist staging recommendations based on their own preferences rather than market experience. We collaboratively set the selling price and minor improvements to make the house most attractive to a buyer. We thought our home was already in greet shape however with Tom's network of professionals improvements such as neutral interior paint including cabinetry, lighting, and cleaning combined with tasteful staging and effective marketing collateral which including photos, drone footage, and 3D home tour really were outstanding. Tom provides excellent communication and follow up. Very attentive and is able to answer questions in a timely fashion. A trusted network of finance, title, skilled craftsmen, and stager able to work on a very compressed schedule at competitive pricing. Carries himself with humility and sensitivities to all the emotions often encountered when buying and selling a family home. My wife and I highly recommend Tom when selling a home.
