Very impressed with Tim's communication skills. Was able to explain complex issues so we could understand them and guided us in making decisions that needed to do. Always keep in close communications with us thru the process of selling our home but never bugged us. Tim is a real estate expert and now consider him a friend that we can call on for advice.

I am so thankful for Tim's positive and helpful attitude with all the various set backs we encountered with several buyers. Were it not for Tim's p[positive and :let's get a solution" for the various encounters with the tree clients in escrow who seemed to find ways to "get a better" deal for them selves. Tim kept me informed on the progress (or lack there of) for closing the various escrows we were involved with. In addition, when I made the decision to stop the escrow with the 3rd potential buyer, Tim immediately got the house back on the market, informed real estate agents he had previously worked with and in 2 days we were back in escrow which closed in in two weeks. All the issues relating to signing, arranging for work found necessary after house inspections, and following up on the change of the solar lease to the new owners. Getting the solar company to respond timely required a lot of patience and perseverance. Trusting in Tim in selling my home, was a decision I would gladly do again
Without Tim's diverse knowledge of all real estate matters and his superior negotiating skills this purchase would not have happened. The selling agent and the seller and the appraiser were not aware that the property was actually a legally approved duplex instead of a SFR with an ADU. The lender required numerous changes to the appraisal and Tim Volk guided all parties, including the city of Orange building and zoning departments, to complete the paperwork process so we could finalize the purchase. Tim's background as a mortgage professional and a Realtor is the reason why anyone that is looking to buy or sell property should call him!
