We've used Sue as our agent two times. The first she was the listing agent for our home in Thousand Oaks. Due to an unforeseen serious medical issue we had remove our house off the market. The second instance we enlisted Sue to sell an inherited house in West Los Angeles for my brother and me. Neither my brother and I had lived in the house for 45+ years and were unsure if permits were available for work our parents had done 65 years earlier. Sue was able to track them down as well as the certificate of occupancy which made the sale go much smoother. In addition, Sue made herself available for cleaning and clearing out the house. Sue ran a very effective and efficient sales process for us: 1) MARKET KNOWLEDGE & SELLING STRATEGY: Sue provided us with an extensive analysis on the market conditions in our area. Based on this analysis, she proposed a price that would get buyers in quickly with the hopes of having 2 or 3 buyers making offers and creating a bit of a bidding war. The process played out exactly as planned and, within 48 hours after listing our home, we settled on an all cash offer that was approx. 5% above our original listing price. 2) ORGANIZATION: Sue did a wonderful job coordinating the preparation for the listing including walking us through all the documents we signed, advising us on how to stage our home, and scheduling the photographers and video team with minimal disruption. Additionally, once the deal was signed, Sue did a great job explaining how escrow would work for us and what was in each of the forms we needed to sign. When it came time for the inspections, Sue once again ran and organized a very efficient process, scheduling everyone to come on at times that were convenient to our schedules. INTANGIBLES: Sue was very helpful in finding movers for us, providing advice on where to getting packing material, and assisting with closing all our utilities. This really lessened the burden on my wife and me as we prepared to for moving day. Additionally, she was available at anytime during day and night to answer questions we may have had. DEMEANOR: We have done over 5 really estate transactions and Sue was hands down the most level headed realtor we have dealt with. More importantly, she set the tone with the buyers and their realtor by running a very collegial process. The parties on both sides were very friendly with one another and worked together to get this deal done. This was a direct result of Sue's approach.
