PRICING AND COMMUNICATION: Sue did not tell me what the property is worth. Instead, she presented data on several comparables and asked me what I thought the property was worth. I chose the midpoint. This arrangement worked very well.
PREPARATION FOR SALE: With the intrinsic value of waterfront property, preparation for eventual sale started many years ago with extensive landscaping of a wood lot (curb appeal) and extensive remodeling of the interior. With the decision to sell, final improvements were made in coordination with Sue. Specifically, I contracted roofing, carpentry and painting and proposed that Sue handle the nitty-gritty of a major cleanout and cleanup--hard work, not fun. She accepted gladly. This arrangement worked very well.
SALE OF THE HOUSE: As a professional Realtor, Sue knew exactly what to do. While handling cleanout/cleanup, she posted a sign of an impending open house and sale of the house and coordinated with me to contact people who had expressed an interest over the years in buying the house. With the location, the house, the curb appeal, the upgrades, the cleanout/cleanup, the outreach to potential buyers and the open house, Sue and I, working together, did an outstanding job of preparing the property for sale. The result was multiple visits to inspect the house and multiple, competing offers to buy the house--the ideal situation for seller and Realtor. On the grounds that I wanted to see the responses from the other potential buyers, I refused the first offer, which was an attempt to grab the house before the others could bid on it. The other offers came in higher: I chose one. Sue pronounced it exciting--I pronounced it successful. I attribute this success to the coordinated efforts of Sue and me over several months to sell my long-term investment at a good profit. I particularly want to thank Sue for the knowledge, gentle guidance and good work without which the excellent price would not have been possible.
