I am experienced in the marketing of real property for clients. I discussed the subject property with several potential realtors, received advice from a friend who is one of the most successful realtors in Northern California and interviewed four prospects. In contrast to the other three, Steven Good was immediately responsive to my request for an interview and provided some pertinent written materials on less than a day’s notice. Again in contrast to the others, he believed that the property could be sold as a residence rather than as a teardown. With remarkable speed, he analyzed and recommended the various improvements that should be made in order to expose the property to the market most advantageously. Using his many contacts, he identified contractors and individuals to do the necessary work and obtained my approval. He monitored all the work being done and kept me advised of its progress. He established a budget for the work and did not exceed it. He created an attractive website to offer the property for sale. Several persons who had known the late owner and were familiar with her home expressed amazement at how attractive the work Mr. Good recommended had made the property. He was thorough in exposing the property to other brokers. He was knowledgeable about the prospect of a “bidding war” occurring. He recommended listing the price at a figure well above that recommended by the other three broker candidates. As soon as the bidding was open, we received an offer $150,000 above the asking price, and the property was ultimately sold for $250,000 more. Mr. Good continued, as he had from the beginning, monitoring the entire process. He worked out an issue affecting the allocation, of property taxes. The sale closed only 14 days after my acceptance of the offer, with no complications.
