First Impressions can be deceiving.

We were not made aware Sherlyn was also working for the buyers. We found out on closing date at which time it made sense why she was pushing so hard for us to lower the price and to pay the buyers closing cost. Sherlyn asked us if we would pay the buyers closing cost and we said No she then asked if we would pay 3% TOWARDS the buyers closing cost which turned out to be the 3% Sherlyn got paid on top of the 6% she charged us. When I questioned the amount her response was “what part of 3% of 415 did you not understand?” I said the Buyers closing costs was not 415 so why did we pay 3% of 415? At this point she said she would ask her bosses if she could reduce her commission by $1500. Still not mentioning the fact that she was working for the buyers. Basically we were charged 9% by Sherlyn Clark to sell our home. The realty code of ethics states we were supposed to have been made aware of Sherlyn working for both sides. We were going through Covid and it was at that time that she insisted we should sell the house to these buyers. It was at this time she convinced us it was a great deal and we should take it. It was at this time she was aggressively asking us to help pay the buyers closing costs. At first we thought she was an honest woman and even considered her to be a future friend. It was all business to her.

We originally went under contract w/ a buyer who was represented by an agent. They offered $400k w/ no closing costs. The sellers accepted the offer. Before escrow, the buyers cancelled the contract. Another interested buyer reached out to me & I advised the seller I would be representing her & I had to be neutral in the entire process. I scheduled a showing, brought the buyer's & we all met at the house. The sellers had a good rapport w/ the buyer. The buyer offered $415k & asked for 3% closing cost. I presented the offer to the sellers & explained the terms of the offer. They accepted & signed. We had to postpone the appraisal a few days due to sellers being sick & under 10 days quarantine. The buyer had repair requests that sellers agreed to. The sellers claimed every contractor they called was not responding. This went on for a couple weeks. I referred them to a reputable Licensed handyman that was reasonable in price. The seller asked how much the closing cost would be, so I contacted the lender & he advised that it could be around $12,450 or less & I conveyed that to the sellers. The seller never gave me the indication that she did not understand any part of the closing cost or who was representing the buyer. At the closing, the seller signed the paperwork & never had any questions. The day after closing, she texted me asking if I represented both sides of the transaction, claiming she didn't know. What is puzzling is the fact that the sellers were content w/ the originally accepted offer for $400k w/ no closing cost, which was cancelled. Essentially the offer that we closed is the EXACT same net offer as the original w/ the only difference being that I represent both sides. It seems as if the seller believes I should have worked for free for the buyer side and only been paid half the commissions. I tried repeatedly to discuss this matter w/ the sellers which they have avoided. I have always acted in a professional & ethical manner.
