Additionally, she was very effective in using her knowledge and resources to make sure we were informed buyers and were in the best position to negotiate sales price. Shana performed research analysis that helped me develop a pricing range for my listing as a seller. Shana explained why it's so important to research and set a price lower in some cases, and higher in others (depending on the sellers needs and wants). Shana obviously priced my townhome accurately because I ended up having 5 scheduled showings that lead to 3 offers on just the first day! Amazing! I think we ended up with a total of 7 offers and Shana sat down with me to assess difference in buyers and pricing. Her taking time to personalize buyer information and share it with me, became crucial in my decision. Once somewhat familiar with each buyer, I told Shana which offers I liked and gave reasons. I didn't realize Shana would take to the phone and call buyers' agents basically playing the entire field, telling buyers' agents, "This is what the seller is leaning towards, and you can either make a better offer or seller will transact with different buyer." I was impressed and completely happy knowing my agent knew my desires and needs, knew my 20 year ownership history, and stepped up to play ball! She must have made 15 calls back and forth. Real Estate agents are also negotiators. It is important that if an individual is negotiating on my behalf, they have all the facts and can be solely counted on to act in my best interest. That's the kind of agent I will always use. I am grateful, I had Shana in my corner. This is not an easy market. I am a Colorado Native and have seen change, growth, downfall, new growth, and people literally living in hotels waiting for property to become available to purchase and rent.
