Overall Experience As a first-time homebuyer, my experience with Saeed Shakhshir did not meet the professionalism I expected. Initially, I gave a positive review based on first impressions and property appearance. After closing on May 30, 2025, documented issues arose. Water intrusion started the same night, creating safety concerns near electrical components. This update reflects my experience after private resolution attempts failed. Unfulfilled Commitments Saeed verbally stated, in the presence of another licensed agent, that he would address defects after repairs, including the cracked driveway. These commitments were not met. I paid over $5,000 in initial repairs, and five licensed contractors confirmed the work was temporary and inadequate, requiring professional remediation. Requests and Documentation I requested invoices, inspection proof, and the promised countertop replacement. None were provided, and the countertop was never replaced. Repair Example An inspection found water intrusion and electrical panel issues. The implemented solution—a silicone seal—was below the original $2,760 estimate. Saeed approved this solution in the presence of an inspector. Communication Issues On July 31, 2025, during two documented calls, I raised safety concerns. Both calls ended abruptly, and I was blocked from further contact, preventing dialogue. At times, I felt discouraged from pursuing reasonable legal remedies. Final Notes I sought mediation and contacted Saeed’s broker, but no resolution was reached. All statements are supported by verifiable documentation, including emails, messages, inspection reports, and contractor assessments. As a first-time buyer, I faced added costs and stress due to unresolved commitments. This review is an honest, factual account, not intended to defame. Future clients should ensure promises are in writing. Submitted in good faith, accurate to the best of my knowledge, and supported by documentation available to authorities.
