What a great experience having Jan and Dave representing us as we bought a new property in downtown Denver. It made the whole process run really smoothly from Jan organising multiple showings of the property to ensure we were making the right offer and decision through to Dave going through the detailed contracts so we understood what we were signing. This is the second property that we sold using Jan and Dave Baer as our agents. They did great on both! They know the market in our area, and they know what buyers are looking for. We actually began preparing the most recent house for sale nearly 2 years before we took it to market. We had a major water leak in our basement which we discovered on our home security cameras on Christmas morning in 2022 while we were away. Our basement was ruined and had to be rebuilt. After consulting with Jan, we installed an egress window in the basement to make a legal bedroom, and she helped us with color selections. We took her advice and when the home was originally listed, potential buyers loved it. Having a legal basement bedroom tremendously increased the value of the house. The following July 2023, a major hailstorm damaged the roof and the exterior paint. She again used her expertise to advise us on color selections for the new shingles and paint. We should have listened better on the interior painting, which we tried to avoid but eventually had done. After 42 years there, we knew it was dated - so we thought that any potential buyers would simply repaint the interior before they moved in. We should have listened and just done the repainting from the get go because we ended up doing it anyway. It turns out people looking in this market wanted really move-in ready homes - and Jan and Dave knew that from experience. They also helped us identify a reliable and fair painting contractor for the project. Once we followed their advice completely, the house sold rapidly and at a good price considering the time of the year. We were able to close from our new home, which is located 1600 miles away from Littleton. It was a hard process for us to move after 42 years in that house, and raising our family there. When our lender bailed out with only a couple weeks to closing, Jan and Dave relied on their rolodex of connections to get us a replacement and one that truly knew the business.
