Richard was a big help in selling our home in Cupertino. He gave valuable advice on what needed to be done to prepare the house for market. He also had a knowledgeable and efficient team assisting him in the marketing, staging, and the listing process. Richard is very easy to work with, knows the area, and does not over-sell. This review, of course, wasn't limited to the only time I've gotten Richard to help me with my Real Estate needs. In 2014, Richard helped me negotiate a home in Sunnyvale, then in 2017 under his recommendation, I've purchased an investment rental nets about 5% cap rate in a growing market. In 2019, I was looking to upgrade my primary residence, and again, sought out Richard's valuable assistance. The most recent purchase, in fact, Richard was able to pull a rabbit out of a hat and we got the purchase agreement significantly lower than listing. Throughout the process, Richard has been very patient and his advice are usually on point with my situation. He's a consistent problem solver, and he works with a team of professionals that can help close many things on time, whether it's doing inspections, mortgage and other. His many contacts come in handy. He is willing to help even after the purchase, unlike some realtors who works only for the deal. Example: In my investment property there were warranty issues with some build quality of the door knobs and paint, he was more than willing to help me engage the builder and get the issue smoothed out and I didn't have to pay out of pocket to get these things fixed. His experience really shows, especially when he negotiates, quite often, he is able to predict what the counterparty is looking for to a certain extent and was able to tell me what the likely outcome of an offer would be before it happens. I consider Richard my go-to person when it comes to real estate investing. That's because of the assurances that he gives me that I'm not entering a bad deal. However, no review is complete without some other more balanced viewpoint. Richard thinks I make millions every year; In 2017 I was trying to diversify some money into investment real estate, he somehow managed to convince me to put more into a home at the sale price of 1.5x what I was thinking. Though I have to say that it actually turned out pretty good for me.

I have been blown away by the professionalism and loyalty and kindness by this realtor. He is genuine and very experienced. He offers support, guidance and knowledge. Dr Richard Ho listed & actually sold my home 3 times during the last market high in 2005. As most buyers at that time only had 0- 3% down the first 2 buyers had difficulty qualifying and needed to bail out. The third buyer was selling a condo and was qualified and ready to go with $400k down. My contract was very complicated and also included a rent back option - as sellers were were all asking for the sky at that time, so was I. Due to last minute completely unforeseen circumstances beyond anybody's control I then actually needed to cancel the transaction and Dr Ho was very understanding, even though as listing agent he really sold my home 3 times. From experience with the toughest cases I can tell you if there is a .00001% chance that Dr Ho can close the deal for the buyer or seller, Dr Ho will make it happen, other agents will give up.
