I felt this person got our listing by over-inflating the price he thought he could get for our house. Then he could sit back and collect his half of the commission when it sold. Only problem was, our house did not sell. <br/><br/>After several months we took the house off of the market, and then listed it again with a new agent. This new agent was honest and told us the truth, that our house was overpriced originally and would only sell when a "willing buyer" was willing to pay our price. The new agent explained that this, and not what some realtor promised us in order to get the listing, was the real and only amount that our house was worth.<br/><br/>We then lowered the price to what the new realtor recommended, and we sold it within three weeks. The price was fair.<br/><br/>Mr. Rice also told us that entertaining offers to finance part of the sale was a bad way to go. He was wrong here too. The 2nd realtor negotiated a deal where we carried a small 2nd for the new buyer and we made 8% on our money before the new owners cashed us out in total two years later. A win-win for everyone.<br/><br/>So if you need a creative realtor who won't inflate your house's true worth, don't use this realtor. <br/><br/>Since we had our problem with this realtor, I started monitoring his other sales and have seen him repeat this bad pattern. For example, he has had to lower the price three separate times on Listing # 13244075 (Portland OR area), all within a short 6 week window. Clearly he is continuing a bad practice of inflating the worth of homes to sell homeowners on listing with him.
