Nelson, or Nick as he prefers is an absolute Rockstar agent! My wife and I were picky to say the least, shopping in a sellers market. Nick Bauder provided exceptional customer service as my agent for the estate sale of my mother's canal-side cottage. He would be an excellent representative for your interests as well. As it was an estate sale and I am located over 500 miles away, I had to rely heavily on Nick to understand the situation and react quickly. He was extremely helpful in readying the place for sale from recommending cleaning services to noticing potential maintenance issues to actually doing gutter work himself. He minded the place like it was his own and eased my anxieties about being so distant. When it came time for the sale, he made sure we weren't undervaluing the place by encouraging me to order an appraisal. In retrospect, we certainly would have left money on the table if we had not taken this step as I would have underestimate the seller's strength in this market. We placed it on the market on a Thursday and Nick had attracted enough interest that we were able to make the next Monday the deadline for offers. We had multiple solid offers on the table, and Nick's insights about his experiences with the potential buyers and their agents were very helpful for arriving at the decision where we could feel very comfortable the sale would go through. Nick was on top of the closing process the entire way, including negotiations on inspection issues. He helped with finding buyers for various items that were still around such as the jet ski and handled the communications himself, minimizing the strains on my limited time. He even provided fantastic advice on potential sales prices as I had no idea what a fair asking price would be given the condition of the items. I could not have asked for better representation for the estate on this deal. I never had to worry. The sale closed on time with the minimal aggravation on can expect from a sale and at a cost that exceeded my expectations. I knew Nick had everything in hand.
