But I can tell you with all my sincerity that Nacha is now a true friend of mine, who I can always count on when I am in need of help. Nacha helped us with the purchase of our dream house. In fact, for this particular transaction, Nacha not only serves as my agent, but also the seller’s agent. I found the house online, and quickly contacted Nacha myself. She first had us sign the COVID plea, then showed us the house a couple days later. The house is impeccable, but the price is a little above our affordability. Nacha did a really good job going between us and the sellers, and eventually we reached a mutual verdict. Nacha is very detail oriented, she guides us every step along the way from initial showing to final closing, everything is well organized and never misses any deadline. Nacha is also very flexible. She works long hours/ off hours to make it convenient for her clients. When in doubt, Nacha had never given me an uncertain answer, instead, she would consult with other professionals. There was this one occasion, Nacha spent hours on the phone with an attorney just to make sure we get what we want. Nacha also did a lot of extra work which was clearly not under her scope. 1. She helped us draft a lease agreement for a tenant who will be renting part of our new house. 2. She found us a good loan agent, who got us an interest rate that is much better than expectation. She then pressures our agent to give us a better rate and more credit. Then she also coordinated with our loan agent back and forth to make sure our loan closed on time. 3. She coordinated between the seller and us about moving logistics/rent back etc... Nacha is not only my agent for the purchase of 108 Emory, but also my agent for the sale of 2327 Royal Ann. She came by on relatively short notice. Due to the COVID situation she showed up with face cover and gloves, very professional and very friendly. She inspected our house and made several very important suggestions on how we should make modifications to improve the sale. She then walked through the entire sales procedure, told us where our expectation should be, made sure we knew what kind of upfront fee there will be and what the final commission will be, made sure we understood the timeline. Everything is very clear without any ambiguity. We spent the following week or two preparing the house and then Nacha helped us put it on the market, with a set date to collect offers. Due to the COVID situation no open house is allowed, so showing is extremely difficult. But that was no problem for Nacha, she coordinated with all potential buyers, lined them up perfectly to match with our schedule. At the end of the showing period, we have received a total of 7 offers, and multiple of them are much higher than the asking price. Our final sale price was almost 10% higher than any recent neighboring property sale. I can tell you that we could have never done it without Nacha.
