I listed my Baltimore rental property "for sale by owner". After being inundated with calls from sharks wanting to buy for cash, I decided to look for an agent. Being retired military, I searched for a veteran. I found Michael, but did not call him because his office appeared to be more for the Washington market. Not long after, by chance, Michael called me and I realized he was the vet that I didn't call. Turns out for his office he specializes in the Baltimore market. His pitch was quite compelling leading me (who has owned rental properties for forty years) to conclude that he knew what he was doing. On top of that, he has a special offer for vets. I had done my homework and knew what the asking price should be. He came to the house, did a thorough analysis, backed by data, and came up with the same number. So I knew that he knew what he was doing. Michael had an excellent marketing approach that included professional photos and a high-tech 3-D display. He gave me a list of things to do prior to showing; simple things that made the house more presentable. Michael conducted an open house within days of the listing becoming active. I had an immediate full price offer from qualified buyers. The buyers turned out to be very difficult, making demands for things that were irrelevant. Being a Pennsylvanian and familiar with real estate laws there, I had no idea of how ridiculous and unfair to sellers (and landlords) Maryland real estate laws are. It was really the nanny state that almost killed our deal, but Michael was persistent and we prevailed. Michael navigated these difficulties very professionally and saved the sale. I am so glad that I am out of Maryland. While I was in the military for 24 years, I never jumped out of helicopters. Michael still does this in the Reserve. The kind of person who will jump out of a perfectly good helicopter is the kind of person you want selling your real estate - detail oriented, persistent and goal driven.
