Patience, perception, and persistence. Mike was the most flexible realtor, who was available 100% at each stage of the process and whether in person, on the phone or cool text and email. We were out of state, but I always felt like a priority, and in the end, I was astounded when he shared some of his commission with me!

We were very, very, pleased (ecstatic) with Michael Calta as our buyer's agent. Please let me share the reasons why: 1. He was recommended to us by friends we trust. They told us he was responsive, respectful, and had their best interests at heart. We found all of that to be true. 2. He was patient and tried hard to understand how we, as a military couple, make our home buying decisions (we like established neighborhoods with the potential for good resale value for when the military moves us). We made two visits to the area, one of which was over a local holiday (Fiesta) and the other one of which was Memorial day. Michael made himself available on both weekends, drove us to scores of homes, and worked on our schedule. Although we tried to be conscientious, he no doubt missed some family time as a result of helping us. 3. He is expert in the area he represents. We learned a lot about the different soils in and around San Antonio and how they impact different types of foundations. He alerted us to issues that we should consider in some of the houses we were contemplating--things that could have hurt future resales or required foundation work. These are things that my wife and I would likely have missed. 4. He helped us to explore the realm of the reasonable. We had ideas on what we would like to spend, and, of course the sellers with which we worked had ideas of what they would like to receive. Michael helped us to understand what was likely to work and not, but still took direction from us. When it came to the crunch, he helped us narrow the gap and helped us negotiate during the final stretch. 5. Michael is friendly, honest, and professional. We have had every reason to trusts Michael's judgment, motivation, words, and actions. We were completely cared for in what can be a stressful situation. We appreciate that. I would highly and equivocally recommend Michael to anyone looking to relocate to San Antonio. Aaron
