12/21/2022 Once again, Matt Mocciola has well exceeded our expectations in selling a property! This time Matt was our listing agent for an investment property which we had totally renovated at 226 Old County Rd in Hampden Maine. His listing presentation was Excellent and we believe it was because of his work that Matt was quickly contacted by a tv production company on the first full day that the listing went online! A producer from My Lottery Dream Home called Matt and wanted to use our home on an upcoming HGTV program! This was a huge compliment to both Jim and I and again to the presentation Matt had made of our home. Matt's description, pictures, and video were amazing! And to think we had just received another agent’s market analysis which was $75,000 less than what Matt presented to us! What a loss that would have been for us! We are so thankful we chose Matt for this job and once again we were reminded how important it is to choose the best realtor for the job! Matt continued to provide us the same excellent service throughout the sale and gave us the same care and concern that he had given when he sold our camp a couple of months before. Matt was consistently showing that he was protecting our best financial interest. And in the end, Matt sold this investment property on Nov,15, 2022 for us for $50,000 more than the other agent’s market analysis! Aug 1, 2022 we listed our camp on Zillow. 11 minutes later we received this very professional and informative text from Matt Mocciola that respectfully suggested we had underpriced our camp and he explained why. As soon as we read it; we knew it made complete sense. In the text, Matt politely invited us to talk with him if we wanted to. We did just that; and when we met with him, he described the real value we had there. Matt is good listener and that was huge for us! He listened to our desires and then gave us incredible direction to meet those desires. Matt listed our camp at $70,000 more than we were asking on Zillow! We had multiple offers in 2 days and it sold for $92,000 More than our FSBO listing on Zillow! We Always knew Matt was working for Us and was completely focused on our needs and we loved how he would quietly listen to us regarding different details of the transaction and then he would suggest a solution that we never would have thought of on our own that made total sense! So, after all was said and done; and the RE Commission was paid we walked away from closing with $75,680 more than if we had of sold it ourselves. At 66 and 67 years old...that is a pretty nice chunk towards retirement! And you won't believe this but it IS a true story...after this experience we listed our home with Matt and it is already under contract! That review will be coming Soon...
