BUYERS AND SELLERS BEWARE We hired Maria Nunez (DRE# 01822317) from Lux Living Estates to represent us in the sale of our home. Sonia Amen (DRE# 02050128) is the broker. What followed was one of the most stressful experiences my family has gone through, not because of selling a home, but because of how this transaction was handled. LISTING PERIOD - Communication was minimal and mostly brief texts. We asked for more proactive communication, but the pattern continued. An early offer came in, and she called it a “very strong” offer. After reviewing it, we had significant concerns and decided to wait for the open house. We had to call her ourselves to discuss the plans. Her plan was essentially to open the doors, put out flyers, and put up a sign. We expected more discussion of buyer activity, feedback, follow-up, and marketing. The open house time was posted incorrectly, and afterward there was little to no communication. There were also property-management issues. During a showing, the agent left the AC running because she did not know how to turn it off. My husband went over and found the interior lights on. During escrow, we also found the microwave and bathroom lights left on while she was acting as a dual agent. ESCROW PERIOD - After three weeks on the market, we accepted an offer based on the terms presented, including conventional financing. We did everything required of us on time. Then we unexpectedly received a text stating the buyer needed FHA financing: “This doesn’t change anything.” When we asked why we weren't told sooner, she acknowledged: “Since I was dealing with his sale, I forgot to mention it to you.” She confirmed the appraisal and conditions were already being handled as FHA. The issue was that a material loan change was not communicated to us when it occurred. We were asked to extend a loan contingency deadline without being fully informed. We felt cornered and bypassed in our own transaction.
