Took about 6 weeks from my first phone conversation with him until the closing. Once I overnighted the keys to him, the deal began to gain momentum. He looked the unit over (it needed work) and explained how he thought it should be priced. Within a few days his strategy paid off with a couple of offers and Lloyd brought one up to the asking price. Lloyd seemed to anticipate all the potential problems and despite my being out of state, the contract was signed and the paperwork for the sale got to me and back to Florida without any hangups. Lloyd renders valuable and timely advice throughout the listing and sales processes---from initial listing price to timely reducing price in response to market forces. When the contract for sale is signed, Lloyd stays on top of all deadlines, prompting responses from the buyers' agent and lender. As a lawyer, I have handled cases where real estate agents have let down the customer by not staying on top of deadlines and not effectively communicating. My thought through those cases and my sales experience is that they should have had someone like Lloyd. He would have avoided the problems which led to litigation. You can't go wrong with Lloyd.
