In my case, Mrs. Hargrove was a dual agentbut she didn’t bother to show up for closing because she knew the buyer had not secured lending, but chose not to show up because she knew it would be a 3 ring circus, and it was. Her assistant that she sent in her place and the man handling the closing kept apologizing time after time because it was Ms. Hargrove’s responsibility to make sure that financing was secured and she had not. She told me, the seller, that everything was ready to close. She also asked me if the buyer could begin move in the day of closing, which she had given keys to house for that to happen. This was on Tuesday, but we found out the buyer had been moving in all weekend. She is not trustworthy, believe me. Her negotiation skills for the buyer were excellent.
