Listening to the wants and needs of my sellers and buyers is of the utmost importance to me. Sellers know their house and neighborhood, what works and what doesn't, what's appealing and what isn't. Likewise, buyers know what's important to them. My job (as I see it) isn't to tell them what they like or need. Rather, my job is to listen. I'll ask questions to be sure that I have accurate answers and to establish priorities. What's important to the seller (for example timing, ease of sale, price, etc.) or buyer (schools, walkability, lot size, year built, square footage, etc.) needs to be established and understood first and foremost. Then it's time for the real estate expertise to kick in!
