Lawrence just helped me close on a dream home. I honestly do not think I would have gotten the house without him. He is incredibly knowledgeable of Sacramento (and all of the surrounding areas). I couldn't decide between a house or condo, but luckily Lawrence was very experienced in both. As a first time homebuyer, I was worried I was bothering him too much with all of my questions. However, Lawrence was always quick to respond with in-depth explanations to all of my questions, helping me to really understand what I was getting myself into. I absolutely loved working with Lawrence when he listed my house for sale. He is thoughtful, caring and works hard. I appreciated his open communication and overall direction during the process. He helped me choose the right list price to generate multiple offers and once all the offers came in he was able to negotiate an 'as is' sale for no repair work. Then when we didn't close on time he helped me gain a $100 per diem each day until my house closed leaving me with $700 extra dollars. Lawrence is attentive, knowledgable, and hard working. His negotiating skills are top-notch, as he got us in contract with a seller who had about 20 other bids. He also had knowledge of VA loans, which was important to us. He was always available, even if it was a late hour, and was patient and adaptable if we ever had to make any last minute changes. "When I started looking for a house I had an idea of what I was looking for but needed to see lots of houses to get a sense of what type of home I wanted for the price I was willing to pay. Lawrence took his time to show me several houses over a nine month period until we found the right one for the right price. He was able to successfully negotiate favorable terms as well. The seller wanted me to pay $100 per day if I didn't close in 30 Days unless I used the listing agents lender. I didn't want to feel like I was being held hostage and accountable to pay an extra $100 per day if my lender was not able to close in 30 days. The house had been listed a while so Lawrence was able to leverage the days on the market to get 45 days to close rather than 30 which gave us breathing room because I wanted to use my own lender and not the seller's. In addition, even though we signed an addendum that the house was to be sold 'as is' Lawrence was able to get me a $500 credit to repair the roof and clear gutters.
