Larry provided us with enough information to determine whether we should attempt to renovate before selling or just selling the property as is. Once we decided on selling the property as is, the pictures he published on realtor sites like Zillow were amazing. The week of the initial listing drummed up quite a bit of interest and offers. Once we had an offer we wanted to move forward on, that was when Larry's experience was most helpful. Our situation required meeting an HOA organization's requirements before they would issue a resale certificate. During the last week before close, we seemed to be at an impass on getting the resale certificate. Additional work was going to be required. Larry responded to one of the emails with his phone number. The HOA representative actually called him making it possible for a 3 way call. That allowed us to get connected with an approved HOA contractor and setup a revised contract to allow the sale to complete on the original close date. I don't think that would have been possible without Larry's engagement. There were lots of other things Larry did with reaching out to the buyers, periodic follow up calls with us, to-do lists before posting the listing, providing a calming influence through a stressful situation, etc.
