just a few things you might want to consider. Do a walk through of the house with a buyer and point out any issues that an inspector might discover that need correcting and have them correct those things before the inspection and not get caught at the last minute trying to get that done. Also things the VA or FHA or lender might find and want corrected. That would save the seller a lot of angst and money. you also might want to consider getting the he buyer and seller together and let them talk out any impediments to making a deal.
