We met through a mutual friend’s referral several years before I sold this property. She came over to my house and gave me an idea of what to do/how to do it/and a price if I wanted to sell. We talked about remodeling and selling, selling to a contractor to remodel and keeping the home for a better market which is what we ended up doing. When we thought the timing was better, she listed my property after showing me other comps in the area and after a discussion of a game plan. The home was appraised much higher than I originally thought so we listed it high and waited. We did not have enough action at the listed price, but a lot of lower offers. She did her homework and came up with a good potential price. It ended up selling for this price, but I did have a buyer drop out and my final buyer in a “yes-no” situation for a while. Kathy stayed in touch with me the entire time, answering my endless questions and easing my mind while being staunch in her negotiations. At the same time, she was also looking for a new property for me so I could do a 1031 exchange. Timing was key here and escrows needed to close on a very tight schedule. Since I lived a distance away, she often met me on my schedule which was very appreciated. She had her Title Company making all the deadlines with time to spare and we had a very successful outcome!
We had been looking for a while in the Carlsbad area for a long-term rental with an ocean view, but not in the “vacation rental” areas. We were also on a crunched time-schedule as we had a pending sale on rental property that we were tax exchanging. In addition, we lived a plane flight away and could not always show up at a moment’s notice for a new listing. We did see something interesting when we were looking at another property, but even though there was a real estate sign in the window, that property was not currently on the MLS listings. Leave it to Kathy – she knew someone in that company, was able to obtain a showing and very soon we were in escrow! This all happened very quickly and was satisfyingly successful – sometimes a rare scenario in real estate! In addition, she referred us to a wonderful (fantastic!) property manager who has a wonderful tenant currently in the unit. She walked us through all the signings, mortgage options, walk-throughs, etc. At the conclusion, she sent a disc with ALL paperwork on it, paper copies for our accountant and tax purposes and even took us out to dinner to celebrate. We dare you to find a more thorough and competent agent!
