Kate does her research, accesses your personal goals and situation and tells it like it is. I had never worked with a realtor before, having lived in my home for 45 years. At our initial meeting, having already pulled comps of homes similar to mine, she outlined her strategy, based on her knowledge of the area and the condition of my home. Initially I was disappointed in the asking price as we discussed the highs and lows vs my novice expectations. I understood the condition of my home, not in pristine condition nor did I plan to get it into pristine condition, as well as the comps in my area didn't rationally warrant the price range I had in mind. Kate suggested a business that might be able to assist me in sorting through and packing my belongings. Kate has a large network of people that can work with the seller to get to a listing price. She periodically checked on the progress of my home as well as my sanity. At the same time she was contacting builders and people that might be interested in the house as is. The sign went up simultaneously after the living space was clearer and she took a few pictures to list it. We had some lookers but no commitments. I don't recall the dates but I think it was listed sometime in September and we received an offer in early November. My son in law had been my advocate with questions, opinions, and ideas regarding sale of the house. Kate was always timely in responding to either or both of us. The prospective buyer made a reasonable offer. My son in law countered with a slightly higher price which the buyer agreed to. When we had a closing date, Kate made arrangements to do the closing electronically so I wouldn't have to come back to Birmingham, since I moved 60 miles away, and don't drive much any more. As with everything, there were a few chaotic moments but closing went smoothly. Kate always went the extra mile regardless what stage we were in with the process. Although I'm not an expert, I would HIGHLY recommend Kate.
