KARRON MARTIN

I met Karron Martin when I became the Administrator for my cousin's estate. I live in Henderson Nevada and my cousin's house was in Oakland, California. Karron explained the California real estate sale probate process very clearly. Karron told me the price that the property would probably sell for in an "as is" condition. My cousin's house needed some repair and cosmetic remodeling before I wanted to put it on the market. Karron fully supported me in my cosmetic remodeling efforts. I had a number of delays before I could put the house on the market. Karron was very understanding about the delays and postponed the "on market" date several times. I ended up selling the house for $68,500 more than the "as is" price. Karron is very detail oriented and updated me in a timely manner regarding market conditions. Probate sale. Contacted by numerous real estate agents, but one agent stood out Karron Martin. With liens on property from the City of Oakland she guided me through the process. and all of her advice about getting the property ready for sale. I am thankful for all the help.

As part of the probate, I was named executor of my late uncle's estate. One weekend, I received a cold call from Karron Martin inquiring about the house in Oakland. Normally, I don't take cold calls but Karron listened to my concerns on the house, asked questions, was thoughtful in her responses and won me over in that conversation. We discussed the strategy in getting the home prepared and listing strategies. My uncle's home was purchased in the late 1950s and had not really performed any improvements and over the years hoarded many of his possessions. The sale of this house was going to be a project. The added complexity was I was based in San Jose and the work ahead was daunting. Karron assured me that she could do much of the heavy lifting of getting the house ready and limit my need to travel to Oakland. Karron sought out vendors who could empty and clean the house as well as dispose of 3 non-functional cars. She also selected the most reputable inspectors to reduce any friction in the selling process. She met with all the vendors in person and facilitated quotes and reports. Karron was incredibly responsive, communicative and detail oriented during the entire listing. The listing was not going to be a typical sale between the probate and home condition. She was very educated in probate sales and knowledgeable in the kind of buyer and loan we were going to need from a viable buyer. She also spent time educating me on what to expect -- we had a number of "tire kickers" or "low ball" offers come through. I appreciated the context and also not encouraging to tie up the property with a 3rd party buyer who had no intention in actually buying. Between August to December, we ended up with 22 offers and only 2-3 viable offers. We worked collaboratively and strategized throughout the listing. She gave me such relief and comfort. I would not hesitate recommend or use Karron again. She's a true real estate professional and all around good people.

My probate attorney and I both agree, Karron Martin provided professional, courteous and expediency in handling the sale of my home. I do not live in California and Ms. Martin not only guided me through the process but dealt with an uncooperative tenant in the home. She remained professional with the irate tenant and found ways to still find a buyer and show the home. Ms. Martin is knowledgeable in California probate laws and practices and provided me with professional companies for home and roofing inspections. The time PST vs EST did not pose problems nor hinder quick responses. I chose Ms. Martin among many agents that contacted me based on her courteous manner and the patience displayed while waiting for probate to appoint me administrator. Ms. Martin even went so far as to find me an appropriate bank in Florida to handle the final sale transactions. I am fortunate to have had Ms. Martin as an agent that totally had my best interest as a seller.
