I'm not sure why I didn't do it sooner. I bought a home back in 2006 (Yes, XP), lived there for a few years and moved out but kept it to wait for home prices to increase. After ten years of owning and renting it out, the value still had not gone up enough. I decided to end the hassle of renting it, maintenance, and expenses, and made the decision to put it up for short sale. I searched through reality sites like Trulia, realtor, and Zillow, looked through many agent profiles and came across Karen Hnyla. Karen had professional profile with many great customer feedback and a variety of experiences including short sales. I decided to reach out to her through the Zillow "contact agent" form. (I never thought agents actually respond to this, since anyone can fill it out they would get a bunch of spam). Karen got with me promptly, I told her the situation and we discussed the plan. I'm very glad I found Karen to do the short sale. She had numerous experience with handling shorts sales so made the process go very smoothly. She told me exactly what documents I needed, discussed many initial price options that worked for me, and handled all the negotiations with my lender. During the whole process, we worked on this shorts sales remotely and she was always available to discuss the progress and answer questions.
