Karen was accessible, patient, and conscientious. We were already heavily into watching homes, so we would set up a list of homes we liked and Karen diligently scheduled property viewings for them. The entire home search from engaging Karen to final sale offer acceptance took less than a month. We looked at homes in San Francisco, Oakland, Alameda, Walnut Creek, and Pleasant Hill. In just 3 sessions we viewed 4-7 properties per day. Karen stayed in touch with seller agents and kept us informed about developments for each of the properties which we wanted to track. When we settled on a house that we really liked, Karen coached us through tendering an offer. I would have liked more counsel about what price to offer; she simply advised to offer as much as we could. Out first offer was 4% over list price, waiving all contingencies, but still came in lower than some others. Karen did a good job communicating to the sellers that we were amenable to a counter-offer. The sellers gave us a counter-offer for 7% over list, and we took it. It was an overpay, but only by a little bit. I give Karen a lot of credit for keeping us in the running during the bidding.
