I'd worked with Joe when purchasing our condo in Bay Village in 2008, and he helped us find a renter when we moved out for a few years. Despite that, selling a home is a big deal, and before automatically working with UNIT we did some diligence and talked with a number of other brokers who also work in Bay Village. We decided to give UNIT the listing because Joe (besides being a nice, approachable guy) was able to articulate both a clear pricing strategy and the most up-to-date digital marketing strategy of anyone we talked to. Since we'd just bought our new home in Cambridge and had relied heavily on digital tools that was very important. Joe helped us find a listing price that would draw interest. The UNIT team did a great job presenting the property - in particular, the photography of the unit was really top-notch. It presented the unit attractively but honestly (no fish-eye lenses or other tricks that would have left me disappointed as a buyer). We got the listing done in just over a week, and Joe did a great job helping deal with various minor crises along the way including one the day of the open house. The pricing, marketing and follow up all worked, and we ended up with five offers all of which were at least 6% over asking. We ended up accepting one for 14% over our initial asking price. Joe did a great job on follow-up as well, including a 6am Lowes run the day of the fire inspection to re-wire our older smoke detectors, just to be on the safe side. All in all - a great experience. This is the third property I've sold and we've had some real issues with past brokers. Not so this time!
