Finding a home during the pandemic presented many challenges, chief of which was finding something we liked when the supply on the market was not plentiful. Josh's connections in the industry helped us identify a house while it was still under construction and not yet on the market. We immediately put in an offer with Josh's guidance and it was accepted. We leaned heavily on Josh's experience to guide us through the contracting process and he had a thorough understanding of the contract signed with the builder before certificate of occupancy, all of the inspections and insurance needs leading up to closing, and tracking deadlines across the agreements. In moments of our own panic, rarely did a text or email to Josh go more than a few minutes before we received a reasoned response. But perhaps most impactful to our quality of life was how Josh's advocacy actually helped us get to closing on our home sooner. Of all the houses we had looked at with Josh that were also under construction at the time, the one we chose to buy was the only one anywhere close to being finished on the date we moved in. We believe that's testament to Josh's continual advocacy behind the scenes to make us a priority with the builder/seller and the seller's agent, saving us weeks/months of expenses and headaches.
