The good thing about working with Joel is his knowledge of the market. When we purchased our first house he knew we were buying in a up and coming neighborhood and we were the first ones to really purchase. So in the six years we were there the value of the home rose drastically. He called me and said if your ready to upgrade to a bigger home now is the time to sell. We met on a Monday and decided to sell. He told us to clean the clutter out because the photographer would be over on Wednesday to take pictures. My wife and I worked for the next two days staging the house for pictures that happened on Wednesday. On Thursday the pictures went live on Zillow for the house to be shown on Friday and Saturday. The house blew up on the internet. We additionally had people driving by taking a look. We had around 30 showings the first day and around 25 on Saturday. On Sunday we had 15 offers. One week was all it took. I do understand that the market was very low on inventory which led to the amount of offers on the table. Without Joels knowledge of the market we wouldn't even have been thinking about upgrading. He was also great representing us in the purchase of our new home. A house had sat a little longer than most and we were interested. Joel came in key because the realtor that represented the seller, he had worked with many times over. We were able to purchase the home below asking price with most of the closing costs covered. Joel has a competitive advantage with his years in the industry and knowledge of the greater Richmond market.
